If you are a building contractor or site developer with expertise on multiple levels of multi-unit housing, the City of South Haven could be the next canvas where you can showcase your artistic talents through redevelopment of a key 4-acre parcel ready to be transformed.
The City of South Haven has today issued a request for qualifications to redevelop a city-owned parcel into a mix of owner-occupied and rental housing.
Known as the Overton site, the four-acre parcel is located at 229 Elkenburg. The City seeks a skilled developer interested in providing a diverse blend of housing options, primarily designed for year-round residents. The preferred development team will have a proven track record of building townhomes and multi-unit housing for a middle-class demographic at attainable prices.
The city hopes to find a developer/master developer for the property in their beautiful beach town on the 4-acre space which is a few short blocks from the public beach access and downtown South Haven. The surrounding neighborhood is comprised of traditional, walkable, tree-lined streets and includes a broad range of housing types and price points.
As you will see in the city’s request document, “The city’s asking price is negotiable, and we are open to all reasonable offers in support of an optimal development plan. A range of incentives, at the local, county and state levels, may be leveraged as part of a negotiated development agreement. Preference will be given to projects with a mix of price points that creatively incorporate some or all of the provisions described.”
Bids will be accepted through 11:59 pm on Friday, July 31st, and must include a letter of interest, concept plans, development experience, financial capacity, development incentives needed, resumes of lead team members and the history of your firm.
