Cornerstone Alliance Praises Partners Working Together For JoAnn Fabrics & Ollie’s Openings

Cornerstone Alliance marked the ribbon cutting ceremony today at the relocated JoAnn Fabrics located  in Benton Charter Township and recounted Cornerstone’s and partners’  efforts to keep the national retailer in the area.

On April 6, 2021, Cornerstone Alliance approached Benton Charter Township with the request of a rehabilitation exemption for the building formerly occupied by Big Lots and Ridge & Kramer Auto Parts in the early 2000’s. The request was approved, allowing Jim Paul of JPA Real Estate, to redevelop the 1960’s building to attract new tenants.

“As a long-time Benton Charter Township business, we are pleased that JoAnn Fabrics has relocated into the newly redeveloped property in Benton Charter Township,” said Cathy Yates, Benton Charter Township Supervisor. “JoAnn Fabrics is a vital part of the community, and it serves the personal and business needs of many inside and outside of the community. On behalf of myself and the community, it would be my pleasure to welcome JoAnn Fabrics to this new convenient location.”

The Obsolete Property Rehabilitation Act (OPRA) provides exemptions for commercial buildings to encourage the redevelopment of obsolete buildings. The abatement is designed to assist in the redevelopment of older buildings in which a facility is contaminated, blighted or functionally obsolete.

“When businesses relocate within the county, it’s a win for the entire community. The State of Michigan, Berrien County and Benton Charter Township all benefit from this project,” said Cathy Tilley, Director of Business Development at Cornerstone Alliance. “We are pleased with JoAnn Fabrics’ decision to remain in Benton Charter Township and wish them continued success at their new location.”

Neighboring JoAnn Fabrics is Ollie’s Bargain Outlet, America’s largest retailer of closeout merchandise and excess inventory. In conjunction, the OPRA abatement created over 80 new jobs as a result of the two new tenants in the redeveloped plaza along M-139.
